One of the aspects of selling real estate that I believe some people in the general public truly don’t understand is how we actually spend our days (and nights).

This was highlighted to me a few months ago when I attended an appointment (which went for around 60 minutes), after which I hopped in my car and had a series of 11 missed calls from the same mobile number.

I called this person back and was given a real mouthful – this lady was filthy that I hadn’t taken her call immediately as she wanted to view a particular home that we had for sale.

Normally, we have our buyer enquiry number answered quite quickly by one of my team members if we’re going into an appointment but as it was Christmas time, I had one person from my time on holidays and another off sick so on this particular day, there were only two of us working.

I ended up arranging an inspection for this lady and took her through the home later that day.

Clearly still filthy with me when I met her at the home, I asked her why she was so angry.

Her explanation surprised me as her perception was that a real estate office has a bunch of sales people that arrive at the office every day, make a cup of coffee, read the paper at their desks and wait for the phone to ring so that these sales people can head out immediately and show homes to prospective buyers.

When I mentioned to her that there’s a lot more to our day that waiting for the phone to ring, she questioned me… “What else can you sales agents possibly do with your day?”.

I didn’t even try to answer her question.

Those of you that have relatives in real estate sales, are in real estate sales yourself or that have been in real estate sales over the past 20 years would know how an agent spends their time but I thought I would provide an insight into a typical week in my life…just so you get an idea.

It’s true that there are many different real estate agents with many different schedules, and I can promise you that a lot of agents do not operate on a schedule like mine (the ones that are far more rational haha).

I’ve worked harder than anyone I know to get my team into a position where we are ranked well inside the top 1% of real estate agents within Australia and I do agree that many agents wouldn’t know a hard days’ work if it hit them in the face…but their results are usually reflective of this.I can guarantee you that any agent that is high-performing has worked their butt off to get there and quite simply, there’s no quick way to the top of this industry.

So here goes – a week in the life of ‘yours truly’…

Monday

I’m up at 5:00 AM and have a coffee in my mouth by 5:05 AM. I have a few e-mails to catch up on and a few appraisal reports to send from the previous week. I also need to arrange my team’s run of open homes for the weekend coming and an advertisement to edit for a new property to the market today. I’m finished in front of my computer by 7:15 AM and now I’ll spend some time with my little boy Hunter who’s just turned one. My Mother comes over on a Monday and spends the day with him, so I hand him over around 8:00 AM, throw down some breakfast and get ready for the day.

I’m on the road for most of the day with two listing appointments and one inspection as well as a catchup with one of my sellers. The day is interrupted by a regular appointment with my chiropractor and like I almost always do, I fall asleep on his table when waiting for him, so I manage to obtain a quick 15-minute siesta. The Mexicans know how to do life as this does re-charge me. Mondays are often hectic, the phones are ringing hot and there’s usually plenty of follow up, offers, contracts and activity from the weekend’s open homes so I’m on the phone non-stop between appointments.

I head straight to indoor cricket where I have a 7:30 PM game and am still on the phone at 7:29 PM as I’m about to walk on the court. Indoor cricket relaxes me, and I thoroughly enjoy hanging out with my mates whilst I turn my brain off work although I normally make a few calls and send a few texts whilst my team is batting as we’re often negotiating a few deals on a Monday night.

I head home late, have a quick shower and cook myself something for dinner, catch up on ‘Media Watch’ and ‘Q & A’ that aired earlier in the night (don’t laugh) and head off to bed around midnight. Monday is done.

Next week, I’ll continue with a typical week in my life and share some more insights into how I spend my time.

Until then, all of us at ‘The Michael Spillane Team’ would like to wish you and your family a happy and safe Easter.

We’re working on Easter Saturday and Easter Monday but we’re off on Good Friday and Easter Sunday so feel free to contact on these days if you need us.

Until next week and as always, Happy Listing & Happy Selling!
